1. The Water Supply
Grime Reaper LLC requires direct access to an operational, active exterior water spigot on the property to complete the requested services. The Client understands that cleaning services rely on the property's standard municipal or well water pressure. Grime Reaper LLC is not liable for pre-existing plumbing issues, low water flow rates, standard utility usage costs, or delays caused by insufficient on-site water supply. If water is unavailable or the flow rate is insufficient to safely run our equipment, the service will be rescheduled.
2. Site Preparation & Safety
To ensure a safe and effective cleaning, we require the homeowner to prepare the area before our arrival:
- Ensure all windows and doors are firmly closed and locked to prevent water intrusion.
- Remove vehicles from the driveway or immediate work area.
- Clear the area of fragile items, potted plants, patio furniture, and electronics.
- Keep all pets and children securely indoors while equipment is running and until surfaces are completely dry.
3. Pre-Existing Damage & Oxidation
Grime Reaper LLC uses safe, industry-standard washing techniques tailored to the specific substance being removed. However, we are not responsible for pre-existing damage or conditions that become visible once dirt, grime, mold, or algae is stripped away. This includes, but is not limited to:
- Chipping, peeling, flaking, or failing paint, sealers, and clear coats.
- Loose mortar, deteriorating brickwork, or compromised/cracked concrete surfaces.
- Underlying UV oxidation (sun fading) on vinyl siding, painted wood, or metal surfaces, which can appear chalky, dull, or stripped once the covering layer of organic growth is washed away. Oxidation is a pre-existing maintenance issue and is not caused by the washing process.
4. Water Intrusion
While we take extreme care when washing around building envelopes, doors, and windows, Grime Reaper LLC is not responsible for water intrusion caused by compromised building structures, faulty window/door seals, degraded weather stripping, or unintentionally unsealed windows/doors.
5. Booking Deposit, Cancellations, & Rescheduling
All appointments require a 30% non-refundable deposit at the time of booking to secure your dedicated service date and fund job-specific chemical and material staging. This deposit is credited directly toward your final project invoice.
- Cancellations: Because booking reserves a dedicated time slot and prevents other clients from scheduling, cancellations will result in the complete forfeiture of the 30% deposit. Cancellations made less than 24 hours prior to the scheduled arrival window will be subject to a $75 cancellation fee.
- Rescheduling: You may reschedule your service appointment once without penalty if notice is provided at least 48 hours in advance, and your deposit will seamlessly transfer to the new date. Rescheduling requests made less than 48 hours prior to the job will incur a $75 rescheduling fee added to the final invoice to cover routing adjustments.
6. Limitation of Liability & Release of Claims
By scheduling services with Grime Reaper LLC, the Client acknowledges the inherent risks associated with exterior surface washing using specialized detergents and pressurized water, and agrees to the following protections:
- Waiver of Ordinary Negligence: To the fullest extent permitted by law, the Client releases, waives, and discharges Grime Reaper LLC, its owners, employees, and agents from any and all claims, losses, or liability for property damage or personal injury arising out of standard cleaning operations, including claims resulting from ordinary negligence.
- Maximum Liability Cap: In the event that Grime Reaper LLC is found legally liable for verifiable property damage directly resulting from operational fault, the total aggregate liability shall be strictly capped at a refund of the total dollar amount paid by the Client under the specific service invoice. Grime Reaper LLC is not liable for any indirect, incidental, or consequential damages.
- Surface Reactions: Grime Reaper LLC is not liable for unavoidable chemical reactions on unmaintained surfaces, such as the flash-rusting of unpainted/unsealed metal flashing or standard drying residue.
7. Payment Terms
Payment is due in full immediately upon completion of the service. We accept contactless Tap-to-Pay, major credit/debit cards, and cash. By booking a service, you explicitly agree to all outlined terms and liability limits.
8. Communication & Billing Consent
By booking a service with Grime Reaper LLC, you provide express written consent to be contacted via phone, email, and SMS at the contact information provided.
- Service Updates: You agree to receive messages regarding estimates, scheduling, and arrival windows.
- Invoicing: You consent to receive digital invoices and receipts via text or email.
- Opt-Out: You may opt-out of marketing at any time by replying STOP to any text message.
- Rates: Message and data rates may apply. Message frequency varies.
